Terms and Conditions

1. Purpose and Scope

These General Terms and Conditions of Sale (T&Cs) govern the rental of seasonal accommodations offered by Didier Azibert (EI), operating under the trade name Runzil, located at 39 rue des Ormeaux, 97434 Saint-Paul, La Réunion (hereinafter “the Lessor”).

Booking a stay via our website implies the unconditional acceptance of these conditions by the tenant (hereinafter “the Client”). The use of our website is also subject to our Terms of Use (ToU).

2. Booking and Conclusion of the Contract

Bookings are made online via our booking module (powered by Hostex.io).

The rental contract is considered concluded upon validation of the payment by the Client and receipt of the confirmation email sent by Runzil.

The Client must be of legal age and have the legal capacity to enter into a contract.

3. Rates, Payment, and Best Price Guarantee

Rates:

Prices are indicated in Euros (€), net of taxes (VAT not applicable, as it is a furnished rental without para-hotel services).

The initial rates displayed correspond only to the price of the nights. Mandatory additional costs (cleaning fees) as well as the tourist tax are calculated transparently and added to the total amount on the order summary before the Client definitively validates their booking.

Payment Terms (Schedule):

Payment is made via our secure provider (Stripe). Accepted payment methods include:

  • Credit/Debit card
  • E-wallet (e.g., Apple Pay, Google Pay)
  • Bank transfer
  • Transfer with bank redirection (payment initiation)

Specific payment conditions (deposit amount, balance collection date) depend on the chosen rate and accommodation. They are explicitly detailed on the booking page before the order is validated and summarized contractually in the confirmation email.

Best Price Guarantee:

We guarantee the best rate available for direct bookings. If the Client finds an equivalent offer at a lower price on an Online Travel Agency (OTA) within 48 hours of their booking on our site, we commit to refunding the difference, subject to the cumulative fulfillment of the following conditions:

  • Strict Identity: The offer must concern the same accommodation, the same number of travelers, and the same dates of stay.
  • Identical Conditions: The competing offer must be subject to the same cancellation and payment conditions.
  • Scope: The comparison is made on the net price of the nights (excluding taxes, platform fees, options, and excluding fees related to the exchange rate). The competing offer must be public.
  • Exclusions: Preferential rates reserved for members (e.g., loyalty programs, Genius), corporate rates, as well as rates that are obviously incorrect due to a technical bug on the third-party platform are excluded.
  • Procedure: The Client must send an email within the 48-hour period (from the email address used for the booking) containing their first and last name, their Runzil booking number, and a screenshot of the competing offer. The refund of the difference will be made within 15 days after validation.

4. Security Deposit (Bond)

A security deposit is required to cover any potential damage or degradation. Its specific amount is indicated on the listing page and during the booking process.

The management of this security deposit is entrusted to our trusted third-party partner Tyllt (tyllt.com).

It is a simple bank pre-authorization (hold):

  • The sum is not debited from your account.
  • It does not affect your credit card limit.

In the absence of any damage noted after departure, this hold is automatically released. In case of damage, the cost of repairs will be deducted from this bond, with supporting documentation provided.

5. Cancellation and Refund Conditions

In accordance with Article L221-28 of the French Consumer Code, the 14-day right of withdrawal does not apply to accommodation services provided on a specific date.

Fixed processing fees: For any cancellation initiated by the Guest (regardless of the date or notice period), resulting in a full or partial refund, non-refundable processing fees of 35 € will be systematically deducted from the refunded amount. These fees cover bank transaction commissions not refunded by our provider and administrative processing costs.

Courtesy period (24h): Any reservation can be canceled within 24 hours of its confirmation (provided the arrival is not scheduled within this same timeframe). The Guest will receive a full refund for the stay, minus the aforementioned 35 € processing fees.

Standard cancellation policy: Cancellation and refund conditions vary depending on the accommodation and the chosen rate. These conditions are clearly displayed on the website during booking and become an integral part of the contract once the reservation is confirmed. The amount refunded according to the chosen rate’s conditions will always be net of the 35 € processing fees.

In case of a no-show, regardless of the accommodation, the total stay remains due.

6. Arrival and Departure (Check-in / Check-out)

Standard times are set at 4:00 PM for arrival and 11:00 AM for departure, unless otherwise specified in the booking confirmation email.

Access Procedures and Inventory:

The welcome may be in person or self-check-in (key box, smart lock), depending on the accommodation and the instructions provided before the stay.

Legal Obligation (Police Form):

In accordance with Article R. 611-42 of the French CESEDA code, any tenant of foreign nationality (including citizens of the European Union) must complete and sign an individual police form upon arrival.

Reporting Deadline:

Regardless of the arrival method, the Client has 24 hours after arrival to report any defect, breakdown, or lack of cleanliness to the Lessor (by email or SMS). After this period, the accommodation will be deemed to have been delivered in good and clean condition.

7. Use of Premises and House Rules

The Client agrees to occupy the premises in a responsible manner (“en bon père de famille”), to respect the neighbors, and to comply with the House Rules specific to the rented accommodation.

These House Rules, communicated to the Client by email following the booking and/or displayed in the accommodation, detail specific instructions (waste management, use of specific equipment such as the pool or garden, parking rules, etc.).

  • Capacity: The number of travelers must not exceed the maximum capacity indicated at the time of booking.
  • Parties: Parties and loud gatherings are strictly prohibited.
  • Smoking: Smoking is strictly prohibited inside the accommodations.
  • Pets: Pets are not accepted.

Termination Clause:

Failure to comply with the House Rules, particularly rules relating to the prohibition of parties, respect for neighbors, or accommodation capacity, may result in the immediate termination of the contract and the eviction of the occupants, without any refund for the stay.

8. Liability

The Lessor cannot be held responsible for theft or damage to personal effects belonging to the Client. The Client is responsible for all damages occurring through their fault. The Client is invited to check that they have “vacation” insurance (often included in home insurance contracts).

9. Personal Data

Collected data is processed in accordance with our Privacy Policy (available on our website). It is necessary for booking management and is kept secure.

10. Internet Use

Internet access (Wi-Fi) is provided free of charge. The Client agrees to use it in compliance with current French laws (notably the French HADOPI law).

The Client is responsible for the use made of the connection during their stay. They are prohibited from consulting or downloading illegal content, or performing any action that engages the liability of the line holder.

The Lessor cannot be held responsible in case of failure or malfunction of the Internet network provided by the operator.

11. Modification of the T&Cs

The Lessor reserves the right to modify these T&Cs at any time. The conditions applicable to a booking are those in force and accepted by the Client at the date of validation of their order. Any subsequent modification of the T&Cs will not apply to bookings already confirmed.

12. Disputes and Mediation

These conditions are subject to French law.

In the event of a dispute, the parties will strive to find an amicable solution. Failing this, the Client may contact the consumer mediator free of charge:

In the absence of an amicable agreement, the competent court will be that of the location of the property (La Réunion, France).
